The Rise of Terraced Homes

Terraced houses are currently the shining stars of the UK property market, boasting the title of the fastest-selling property type. With an average of just 56 days on the market, these cosy abodes are swiftly changing hands. Following closely behind are semi-detached houses, with an average selling time of 58 days. Flats, although taking a bit longer at 75 days, and detached houses, averaging 78 days, are not far behind.
Interestingly, as temperatures rise and demand heats up along with the weather, Rightmove reports a declining average selling time. In March, properties flew off the shelves at an average of 64 days, marking the speediest turnover since October 2023 and a significant improvement from the 78 days seen in January.

The Growing Presence of Cash Buyers in the Market
Another notable phenomenon shaping the current property market narrative is the increasing prevalence of cash buyers. Accounting for 35% of sales across Great Britain, cash buyers have significantly bolstered their presence compared to the previous year's 30%. This trend is widespread, encompassing all regions except Scotland.
What's driving this surge in cash purchases? It's largely attributed to the uptick in mortgage costs, which have impacted affordability, thereby endowing cash buyers with a distinct advantage. The South West reigns supreme with the highest proportion of cash buyers, soaring to 43% from 35% a year ago. Conversely, London, while still lagging behind with a 27% share, has witnessed a notable increase from 20% the previous year.
