Property Management in Newbury
Property management in Newbury covers everything that happens after the tenant moves in: rent collection, repairs, inspections, statutory certificates and the paperwork that follows every change in the law. Our management team works from 118 Bartholomew Street, a short walk from Northbrook Street and the Wharf.
Our specialist team of 10 qualified professionals looks after over 1,000 properties across Newbury, Marlborough, Devizes, Didcot and Lambourn. Newbury and the villages around it account for a significant share of that.

Why Newbury Landlords Use a Managing Agent
Newbury's rental market is driven by employers, not by seasonal demand. Vodafone's headquarters and AWE bring professional tenants on relocation packages and fixed contracts, and those tenants expect a repair to be picked up the same week it is reported.
Stock varies more here than landlords expect. Town-centre flats around Bartholomew Street and the Wharf, Racecourse-side apartments off Hambridge Road, and family houses in Chieveley, Cold Ash and Bucklebury each carry different maintenance demands.
What a Void Month Costs in Newbury
Average monthly rent across West Berkshire sits at roughly £1,273. One void month costs more than a year of the difference between a good agent and a cheap one.
Keeping a good tenant in place is usually worth more than squeezing the last £25 out of a renewal, and that is the calculation we make on your behalf at every renewal rather than defaulting to the highest number available.
Rent Collection or Full Management
Rent Collection suits landlords who live close by and have a reliable contractor or two. You get marketing, accompanied viewings, referencing including Right to Rent checks, the tenancy agreement, deposit protection through TDS and monthly rent with statements.
Full Management adds the part most landlords want back. A named property manager, 24/7 online maintenance reporting for your tenant, regular property visits with photographic reports, utilities transfers, deposit return negotiation and ongoing compliance.
Compliance Under the Renters' Rights Act
Section 21 ended on 1 May 2026. Possession now runs through Section 8 grounds, every tenancy is periodic, and rent increases follow a statutory route. Landlords who last let a property under the old rules are working from an out-of-date rulebook.
Our team is ARLA Propertymark licensed and trained on the new framework, client money is protected through a Propertymark CMP scheme, and we are registered with The Property Ombudsman. We manage the statutory checks, the documentation and the notice periods so your position is defensible if it is ever tested.
Repairs Handled Without Chasing You
On Full Management, tenants report maintenance through an online system that is open 24 hours a day. A leak found on a Saturday night is logged on Saturday night, not on Monday morning.
From there it goes to your property manager, who assesses the job, instructs a contractor from our panel of independent tradespeople and checks the work before it is signed off. With a professional tenant on a relocation package, response time is often what keeps them for a second year.

Our Property Management in Practice
Three recent examples of how our team responds when something goes wrong.
Sleeves Rolled Up, Hands On
A blocked drain flooded a basement flat with standing water. Rather than passing it to an out-of-hours service, our property manager was on site within 15 minutes.
They helped the tenant move furniture clear, started the clean up and bought a wet vac to extract the water the same day, limiting the damage to the landlord’s property.
Heating Failure on a Saturday
In midwinter a tenant’s heating failed, and the landlord’s emergency cover could not send an engineer for five days.
Five cold nights was not an option. Our property manager went out that Saturday afternoon, bought two fan heaters and delivered them to the flat so the tenant had warmth while the repair was arranged.
Handling a Sensitive Situation
A landlord needed to sell, which should have meant simply serving notice. The tenant was living with dementia and did not understand what a notice to leave her home meant.
We worked with local health and social services, built trust with her sister as next of kin, and kept the landlord informed. She was supported through the move, and the sale went ahead.
Property Management Tailored to Every Type of Landlord
We understand that every landlord's situation is different. Whether you are letting your first property, managing a growing portfolio, or renting out a home from overseas, our lettings team has the expertise to support you. We tailor our service to provide exactly the support you need.
Our support extends even beyond lettings management. If your property requires updating, our refurbishment team can take the stress out of the process.
