When’s the best time to sell a house?

News at Jones Robinson | 23/08/2021

When it comes to selling a house, if you have the luxury of time, you want to list it for sale at the best possible time for it to attract the most attention.

In this post we will discuss when the best time to sell a house is and how Jones Robinson Estate Agents can help you maximise the value of your property.

When is the best time to sell a house?

There are several times of the year which are optimal selling times and are likely to attract more interest. One season which is certainly one of the best times to sell a house is autumn, especially if it is a warm autumn.

The reason for this is that there are no major holidays during this season, children are back to school and the weather tends to remain mild. These factors combined make this season one of the best times to sell a house.

What other seasons are good times to sell?

The other season which could also be classed as one of the best times to sell a house is spring.

This is for similar reasons to autumn. However, you may see a drop in interest around the Easter break as families often go away or are busy with the children being off school.

What makes winter and summer less optimal times to sell a house?

During winter, you are very likely to see interest and demand in house buying drop.

This is partially due to the weather, but also because people, especially families are more focused on the festive period, and you won’t find many people who want to move during this time. However, you may find the market picks up slightly in the new year.

Summer is also often considered a bad time for selling houses especially when you are aiming your property at families. The reason for this is that a lot of families will have holidays booked and go away during the summer months. For those that aren’t they will often be more focussed on childcare arrangements during the summer than house buying.

However, if you are looking to sell your house late spring, early summer this can also be a good time for the housing market, especially after the Easter break.

Of course, the housing market fluctuates all the time so these seasons may be the best time to sell a house for some people.

However, if you are selling a flat or apartment these are likely to be different as they often aren’t targeted at families so summer may be more successful for you.

How to get the best price when selling your property

Regardless of when you put your property on the market, there are several things you can do to help you get the best price possible. These include:

  • De-clutter and de-personalise your property to make the house look more spacious – it also allows buyers to better visualise how they could live in the space
  • Fix any structural issues – any reduction in maintenance work will be attractive for a buyer.
  • Acquire the correct property certifications and testing - a more economic house will not only reduce bills but will be more attractive to prospective buyers.
  • Research the housing market in your area for ideas of house prices - see what prices you could be looking at and whether now is a good time to sell is, is to look at other houses being sold in the area.
  • Tidy up the garden - mow the lawns, pull up the weeds, repair any damaged fencing and clean up any wild flowerbeds
