As a landlord, you’ll probably be aware of the obvious risks to tenant safety – gas, fire and electricity but there is another killer present in the home that you, as a landlord, are responsible for. Legionnaires’ disease is caused by the legionella bacteria, which can be found in domestic water systems, such as taps, showers and air conditioning units. The bacteria can cause a fatal lung infection that is transmitted into the human body by the inhalation of small, airborne water droplets.

Yesterday, I met one of my clients who has quite a few properties with us: he runs his portfolio as a business and is just coming up to the end of the financial year. As a part of this he calculates his void periods for the year; and while we were having a coffee he said to me ‘last year couldn’t have gone better Paul, your team have got my void period down to +7 days’. This surprised me – I asked him how it could be a positive figure as a void would mean no rent: surely resulting in a negative figure! He then explained that he had 5 properties last year where the tenants moved out and new moved in, and that he always planned for a 14 day void period, but on average there were only 7 days between tenants moving out and new tenants moving in. For this client this was a big deal as with an average weekly rent of £196 this equates to an extra £980 of income over the year: more than a month’s rent for a typical investment property.

It gives us great pleasure to announce the promotion of Newbury resident Anna Lyons to Head of Property Management. This latest appointment caps an amazing eight years for local lady Anna as she marks her ascendency from a trainee in the Jones Robinson lettings department to a fully fledged property professional. Paul Broomham, the company’s Lettings Director, says it’s wonderful to have promoted from within the company, especially awarding the role to someone who grew up in Newbury and who still lives in the town: “Anna showed potential from day one and displayed a natural aptitude for lettings. She quickly progressed to a Negotiator then a Senior Negotiator, before finally moving into the property management team when we acquired fellow agent Clive Willis & Partners. Jones Robinson provides itself on providing staff with a nurturing environment, and we will help employees progress their careers within the company. Anna is just one example of what can be achieved in a relative short space of time.”

You’ll see in this photograph that we have filled an old-fashioned sweetie jar with chocolate eggs of all varieties. All you have to do is guess how many eggs Jones Robinson has filled the jar with. Look closely and you’ll see crammed in are mini eggs, eggs in foil wrappers and Cadbury Cream Eggs – if it’s chocolate and egg-shaped, it’ll be in the jar!
